Realtors say more Californians are able to afford homes

More Californians were able to afford homes in the first quarter of 2019.

The California Association of Realtors says the percentage of homebuyers who could afford to purchase a median-priced existing single-family home increased from 28 percent to 32 percent across the state.

It was the first time the index climbed above 30 percent in a year.

California’s housing affordability index peaked at 56 percent in 2012.

The report found a minimum annual income of $114,860 was needed to purchase a $545,820 home, which is the median price in the state. Read more here.

The best Koreatown outside of Korea

The 2.7 square miles known as Koreatown is a happy mix of flashing neon lights, nondescript office buildings that house innovative restaurants and dark nightclubs, and eclectic shops in old Art Deco buildings papered with signs written in hangul. The densely packed neighborhood is home to more than 120,000 residents, around 20 percent of Korean heritage. And even though the majority of its population is Latino, Koreatown—the first and most famous Koreatown in the U.S.—retains a distinctly Korean air. Southern California home prices fall for 1st time in 7 years

Southern California home prices dropped $500 in March from the year before, the first annual price drop in the region in seven years, real estate data firm CoreLogic reported Friday, April 26.

The median price of a Southern California home, or the price at the midpoint of all sales, was $518,500 last month, down 0.1% from March 2018’s median of $519,000.

While prices were virtually unchanged from a year ago, that slight decrease marks the end of an 83-month streak of continuously rising home values. Read more here.

Home’s condition now more important than location

In today’s market, many real-estate professionals suggest that the three most important things for home sellers, especially first-time sellers, are condition, condition, condition.

“Everyone has heard that selling a home is about ‘location, location, location,’” said Jan Jedlinsky, an agent with Metro II Realty who was just named Columbus Realtor of the Year by the Columbus Board of Realtors.

Location, price and condition all play a role in getting a house sold for top dollar in a reasonable amount of time, Jedlinsky said.

There’s not much a seller can do about a home’s location, though, unless it has wheels. And the market will quickly show if a seller is asking too much for the house.

“These days, buyers already kind of know what price a house should be,” Jedlinsky said. “They kind of know what they can get for their money.” Read more here.

The Best Places to Be a Buyer — and the Worst

Finding the money for a down payment is one of the biggest challenges facing first-time home buyers. At 20 percent of the sale price, the standard down payment can amount to a lot of cash. But buyers who receive a loan under the Federal Housing Administration may need to come up with as little as 3.5 percent.
